Walk-Through Consultation - A walk through consultation takes 1-3 hours depending on the square footage of the property. The client is given instructions on what should be done in each area to get the property staged and ready to list or is given frank, expert analysis as to why the house isn’t moving. As we walk a report is filled out and is left with the client as a to-do list (a copy is also left for your Realtor). This is not a generic Home Staging checklist. It is specifically tailored to your property and your areas of need. (*Upon request a generic checklist form listing room to room basics of home staging will be provided along with your consultation free of charge.) If the projects we list during the consultation are more than you can handle or more than your time allows, I am happy to give you a quote to do the work.
Consultation Return Visit- After the staging recommendations are implemented or the shopping has been completed, I will return to the property to fine tune and work my magic. This is perfect for assisting the client about to have photos taken or an open house. This option is very popular and most walk-through consults schedule a return visit. Pricing options include half-day and full-day packages.
Online or Virtual Consultation- Gaining in popularity and an economical way to get your property staged is the online consultation. You email as many pictures as you’d like and I provide the recommendations. This is a great option for long-distance or time-strapped clients. We will talk on the phone go over the photos and discuss where improvements should be made or where a room redesign is possible. This service is billed by the hour and is conveniently payable through PayPal.
Hands On Staging:
The Home Staging Source will rearrange and stage a home using only the clients’ belongings. The amount of this investment depends on the size of the property and the number of items that need to be packed or moved. During hands-on staging, items may be moved from room to room, rearranged or packed and moved to storage. The end result is a thoughtfully designed, aesthetically pleasing house that is ready to list. It also may be a room-resdesign in which case the client is left with a house that is more comfortable and current for everyday living. Upon completion of the staging process, The Home Staging Source can provide the client or Realtor with a photo portfolio for marketing purposes.
Owner Occupied Consultation and Half-Day, Hands-On:
The Home Staging Source will come to your house, do a walk-through consultation and immediately get to work staging. Trouble areas and less than desirable furniture layouts will be identified and given priority makeovers designed to insure your home will look better and sell faster than others on the market. You’ll be left with a “to-do” list of any unfinished tasks; as well as the opportunity to schedule a return visit to your property to fine tune your progress prior to pictures or the open house.
Vacant Home Staging:
The Home Staging Source will stage the clients’ vacant space by selecting complementary pieces of furniture and home décor from our extensive inventory, thus giving the space model home appeal. Partial rentals can be arranged for sparsely furnished or extremely dated spaces.
Furniture & Home Decor:
The Home Staging Source is unique in the ability to offer an inventory of rental furniture and home decor accessories. This convenient one-stop service alleviates the need for third party rentals and long-term contractual obligations. The investment for this service depends on the look to be achieved and the number of rooms to be staged.
Home décor accessories are items such as: artwork, greenery, bedding, lighting, and accent pieces. These items may be chosen a la carte to add pizzazz to a cold or dated area. The monthly investment for a la carte pieces is the industry standard of roughly 20% of the retail value

This service helps the busy or physically challenged. The Home Staging Source will help coordinate and manage the entire home transition process. This includes sorting, packing, unpacking, donating and selling belongings when relocating to a new home.
The Home Staging Source provides assistance to our increasing Senior population and helps to ensure a smooth transition to a downsized space or assisted living residence.
